Warehouse Construction Cost in Lucknow: A 2026 Breakdown
If you're planning a warehouse or godown in Lucknow, the first question is almost always the same: what's it going to cost per square foot? The honest answer is "it depends" — but that's not very useful for budgeting, so here's what actually moves the number, and a realistic range to plan against.
PEB vs. RCC: the biggest cost decision
Most warehouses in and around Lucknow are built one of two ways:
- PEB (Pre-Engineered Building): a fabricated steel frame — columns, rafters, purlins and girts — with profile roofing and wall cladding sheets. Faster to erect, and usually more cost-efficient for large clear-span buildings.
- RCC (reinforced cement concrete): a conventional framed structure with brick masonry infill. Slower to build, but sometimes preferred for smaller sheds or where a heavier, more permanent structure is wanted.
Neither is universally "cheaper" — it depends on span, height, and how much of the covered area needs a genuinely wide, column-free floor (which favours PEB).
What's actually included in the rate
A warehouse quote that only covers civil work is missing two things that matter a lot in practice:
- Fire fighting work — hydrant system with piping, hose reels and landing valves, a sprinkler system sized to the covered area, portable extinguishers per NBC/local fire department norms, and a pump room with an electric + diesel standby pump set and underground fire water storage.
- Soil work — a soil bearing capacity (SBC) test from an approved laboratory, excavation, earth filling and compaction as per the structural design, and anti-termite treatment across the plot.
Skip these at quotation stage and you'll either pay for them later as "extras," or end up with a building that can't clear fire NOC. At Braj Builders we quote warehouse work as one number that already includes civil, fire fighting, and soil work together, so there's no surprise line item later.
A realistic per-sqft range
For a complete turnkey warehouse (civil + fire fighting + soil work, material and labour included) in the Lucknow area, budget roughly ₹1,100–₹1,300 per sqft as a starting range, with the exact rate depending on span, floor loading, roofing spec, and site conditions. This is a ballpark for early planning — the only way to get a real number is a site visit, since soil conditions and access change the equation more than almost anything else.
Material specification matters more than the headline rate
Two quotes at the same rate per sqft can be very different buildings. Ask specifically about:
- Cement brand (UltraTech vs. unbranded)
- TMT steel brand and grade
- Roofing sheet thickness and whether insulation is included
- Flooring type — Trimix flooring is standard for warehouse floors that need to handle forklift and pallet traffic
- Whether fire fighting equipment is ISI marked and sized to NBC norms, not just "included"

Rather than guessing from a blog post, you can generate an itemised estimate for your exact area in under a minute — it shows the contract price, material specification, and payment schedule, the same way a formal quotation would.
